Brian McAllister Properties is a Perth real estate business run by licensed real estate and business agent Brian McAllister, working in conjunction with The Agency, with a residential focus on South Perth, Como, Applecross and the surrounding riverside south. It sells houses, apartments, prestige and commercial property and provides complimentary appraisals. This release interprets the Real Estate Institute of Western Australia's September 2026 listing, sales and price data for homeowners weighing a spring sale.
Perth's spring selling season has opened with the largest pool of homes for sale in more than three years, according to Brian McAllister Properties, which says sellers now face more competition for buyer attention even though prices remain near record levels. REIWA's weekly market snapshot recorded 7,352 properties listed for sale across Perth in the week ending 6 September 2026, compared with 2,895 in the corresponding week of 2025 and 6,863 four weeks earlier. REIWA's Perth metro data, updated 10 September 2026, placed the 12-month median house sale price at $960,000 and the median unit sale price at $690,000 for the year to August 2026.

What does a larger pool of listings mean for Perth sellers this spring?
Sellers have more direct competition than at any point since 2023, and homes are taking longer to sell than they did a year ago. REIWA's 5 August 2026 market update reported that the median time to sell a Perth house reached 23 days in July 2026, five days longer than in June and ten days longer than in July 2025. Units took a median of 19 days. By historical standards those periods remain short: REIWA's 2025-26 financial year wrap put the median days on market at 18 days for both houses and units at 30 June 2026, after several months in which properties sold in little more than a week.
Buyer activity has not stalled. REIWA recorded 699 Perth sales in the week ending 6 September 2026, 12.4 per cent more than the previous week, with house sales up 19.4 per cent week on week. REIWA also reported that new listings exceeded their five-year average during the June 2026 quarter, reversing the below-average supply that defined 2024 and 2025.
Key market facts:
- Available stock: 7,352 Perth properties were listed for sale in the week ending 6 September 2026, up from 6,863 four weeks earlier and 2,895 one year earlier (REIWA weekly snapshot, published 7 September 2026).
- Median prices: Perth's 12-month median house sale price was $960,000 and the median unit sale price $690,000 for the year to August 2026 (REIWA, updated 10 September 2026).
- Annual growth: REIWA's July 2026 monthly figures showed the median house price at $950,000, up 18.0 per cent year on year, and the median unit price at $681,000, up 22.7 per cent (REIWA, 5 August 2026).
- Selling time: median days to sell a Perth house were 23 in July 2026, up ten days on July 2025; units took 19 days (REIWA, 5 August 2026).
- Weekly activity: 699 Perth property sales were recorded in the week ending 6 September 2026 (REIWA).
REIWA President Suzanne Brown said in the institute's 5 August 2026 update that "the rate of growth has peaked, but that doesn't mean the market has crashed."
How Brian McAllister Properties advises sellers to respond
Brian McAllister Properties says the shift from scarce stock to a fuller market changes what a successful campaign requires. When buyers could choose from fewer than 3,000 listings, presentation and pricing errors were often absorbed by competition among buyers. With more than 7,000 homes on the market, a property priced on last year's conditions or launched without preparation is more likely to sit while better-presented alternatives sell.
Conditions also vary sharply between suburbs. In the 12 months to August 2026, REIWA's suburb profiles show a median selling time of 45 days for South Perth houses, 20 days in Como and nine days in Applecross. Brian McAllister Properties builds each property appraisal from comparable sales in the owner's own suburb, the competing listings the home would face on launch and the buyer activity in its price bracket, rather than from the metropolitan median. The same agent who appraises the home then manages the selling campaign through to settlement.
"The listings figure tells sellers that buyers have choice again, and choosy buyers reward the homes that are priced on evidence and presented properly. In the riverside south the right strategy differs street by street, so I would rather give an owner a realistic range built on their suburb's comparable sales than a headline number that wins the listing and loses the campaign," said Brian McAllister, Licensed Real Estate and Business Agent, Brian McAllister Properties.
Perth homeowners considering a spring or summer sale can request a complimentary, no-obligation appraisal for residential property in the riverside south or read about selling in South Perth.
